Buying a property is a major investment which should be based on sound, impartial information. This is even more important when you are buying in another country. A survey is strongly advised before you enter into a legal commitment.
We will carry out a thorough survey of the property, followed by a detailed report, written in plain English, with clear photographs of the building.
We will contact you after the survey, outlining our findings, and send a full written report, normally within 2-3 days.
We cover all main elements of the building: Construction method, Foundations, Roof (including rainwater goods), Walls, Floors, Internals (windows, doors, etc), Services (gas, electric, heating, water, drainage, etc) and Externals. We will also include advice on future maintenance points.
Valuations
A formal valuation may be needed to advise you on the worth of a building. Be aware that a bank valuation is to protect the lender, not you the buyer. It should never be relied upon by you as an assessment of the condition of the building or its structural soundness.
A professional opinion of the market value of a property.
Valuation reports may be prepared for legal purposes.
Stage valuations can be provided for projects under construction.
New properties
If you are having a new home built, you will want it to be finished properly with everything in sound working order. For this a 'snagging' inspection is made. We compile a list of defects for the builders to remedy before you take possession.
Project Management
We will set up, co-ordinate and supervise new building projects and refurbishments. We can cover the whole process, from obtaining quotes from builders (tendering), liaising with the builders, and monitoring quality and costs throughout the contract. We will send you regular progress reports and photographs.
Development appraisals
Through our extensive local knowledge, we can find suitable sites and properties in Portugal and carry out feasibility studies on your behalf.
